Redrock Log Homes can help you with all or part of the labor and expertise you need to construct your new log home. Most of our customers fit into one of three categories:

- Owner Builders who would like to build all or most of the home themselves
- Homeowners who need help in roughing-in the project (Rough-in Shell construction)
- Homeowners who would prefer to hire a licensed general contractor to build and supervise the construction of the home from start to finish (Turn-Key Construction)

ROUGH-IN SHELL CONSTRUCTION: For those customers who need help with constructing a weathertight, lockable shell, Redrock can serve as the licensed general contractor for all or part of this stage of construction. The rough-in shell normally includes a foundation and the materials and labor to complete the entire exterior of the home. This includes windows and doors installed and trimmed, subfloor and roof system completed and trimmed and interior partition walls framed up. As always, we are flexible in providing just the services you need to get your project underway. Rough-in construction costs in Southern Utah are currently running between $85 to $120 dollars per square foot. Costs will vary by location and the amount of work completed by professionals.


TURNKEY CONSTRUCTION:
Turnkey refers to a fully completed house with all floor coverings, appliances, cabinets, fixtures and accessories installed and ready for the homeowner to turn-the-key and move in the furniture. Turnkey construction requires a general contractor to supervise the entire construction project, with minimal involvement by the homeowner. This includes coordinating materials suppliers, subcontractors, and carpentry crews to ensure the timely and efficient completion of the house. The general contractor should be insured and licensed since the proper completion of the house is his responsibility. If you are financing the construction of your new home, most banks will require a licensed general contractor to turnkey the project. Turn-key construction of a Redrock log home will vary greatly depending on the location of your home, the quality of fixtures, flooring, appliances, and finish items, and depending on the complexity of the home design. On average our recently completed projects have cost between $150 to $200 per square foot.

Whether you hire Redrock to turnkey your home or just to provide advice as you go along, you will be working with experienced log home builders who desire to see your dream home artfully crafted to completion.

Redrock's Turnkey or Rough-in Shell construction services are available only in Southern Utah. We can recommend licensed General Contractor's in your area.

OWNER BUILDERS: Most of the homes we produce are built by the homeowners. You can save approximately 25 to 30 percent of the total construction cost by building the home yourself. If you choose to build the home yourself, Redrock can provide a construction crew at your project for On-Site construction instruction in our log system. During this one or two day On-Site, you will learn how to erect the log walls as our crew works alongside you. The blueprints are user-friendly and our color construction manual describes in detail how the log systems go together. Remember that any log construction project is hard work and requires sufficient time and proper tools to complete the well-built home that you expect. Our log and materials packages and blueprints are designed for maximum ease of construction, but basic building construction knowledge is a must. The log walls and gables are the easy part of our log home system; it is usually the roof framing and finish carpentry that provides a challenge to the owner/builder.
